Gauteng Partnership Fund (GPF) - Student Accommodation Fund

The Gauteng Partnership Fund (GPF) has a mandate to revive social housing with a focus on rental housing in Gauteng. To fulfil this mandate, they leverage funds from external senior funders, as well as form partnerships to address funding blockages and bottlenecks across the affordable-housing value chain. 

The Student Accommodation Fund was developed for student housing entities that require additional funding into the project. The equity provided enhances the debt to equity ratio for projects to enable lenders to finance, on favourable terms.

GPF invests between 10% and 30% of the total project costs depending on the discretionary assessment of project needs. The investment horizon is between 15 and 20 years.

You must contribute a minimum of 10% of project cost depending on project cashflows and company BEE levels. 

They require collateral in the form of a mortgage bond and they may require personal sureties

The types of projects that they fund are:

• Inner-city residential refurbishments.
• Conversion of offices to residential units.
• Greenfield developments.

Eligibility criteria

• Any company or project Special Purpose Vehicle (SPV) with a recognised legal form that provides affordable student accommodation that is well managed.
• The entity must demonstrate to GPF that they have the technical resource capacity to successfully complete the project as well as efficiently manage the property thereafter.
